But here is something that anyone who has spent real time in Bodrum will tell you: the villa you choose makes a big difference or breaks the entire experience.


A beautiful villa in the wrong location leaves you stranded, especially in peak season where taxis are almost impossible to find! If you happen to be able to call for one (there are no apps and no ubers) then best of luck communicating as most Turkish taxi personnel do not speak English. 


A spacious property that looks perfect in photos can face the wrong direction and miss the sea view entirely. And booking without knowing the right questions to ask can mean arriving to find the pool is cold, the air conditioning is limited to two rooms, or the nearest beach requires a 45-minute drive. 


As they say in real estate “location, location, location!”


Having travelled extensively and now operating a tourism and real estate-based company, my advice to the discerning traveller is to always book a villa that is central to all the fun things and preferably one with a view. 


Why is that you ask? 


It’s simple, vacations have a limited amount of time (The bittersweet reality is that we end up planning for them longer than we spend on them!) so every second counts. 


There is no point in booking a 6 bedroom luxury villa in Bodrum that wastes 45 minutes of your time to travel to after a fun day/night out. If you’re feeling the Bodrum vibe and are stuck in traffic or on a long open road, that vibe is likely to go out the proverbial window when you’re stuck in your car for lengthy periods of time.

Know Your Location: Bodrum's Key Areas


Bodrum is not one place — it is a peninsula with dozens of distinct neighbourhoods, each with its own personality. Where you stay shapes your entire holiday, so this is the most important decision you will make.


Yalikavak — The Most Exclusive Address on the Peninsula and the best sunsets


Yalikavak has transformed over the past decade into Bodrum's most prestigious address. Home to the award-winning Yalikavak Marina — one of the finest in the Mediterranean — this is where you will find the most sophisticated restaurants, the sleekest superyachts, and some of the most architecturally stunning villas on the peninsula. 


Our business and home are based in central Yalikavak and so I am biased but for a very good reason. Yalikavak unlike other locations across Bodrum has a sunset and a glorious one at that! Places like Türkbükü gets the sunrise but it is Yalikavak which boasts a kaleidoscope of colours when guests are heading out for dinner which makes for the perfect accent to a night out on the town. 


The Yalikavak marina houses such high-end venues such as Zuma, Bagatelle, Nus e Rat, Gucci, Dior, LV to name a few. It also has a very lively old marina which has a quaint local vibe and more reasonable price tag. Yalikavak has a multitude of local and high-end restaurants, night life and is endless coastline that is the envy of all her neighbours. 


It is ideal for couples and groups who want effortless access to a high-end social scene without sacrificing privacy. It is also where most luxury vacation villas are situated. 


In addition, Yalikavak is always buzzing during summer and the view of the peninsula and the marina (if you’re lucky enough to have that) is magical during season. 


The Bodrum peninsula brims with traffic and an influx of guests during the peak seasons of June, July and August and having a villa in a location like Yalikavak means avoiding a wastage of time spent in traffic because most of the happening venues are either right at your doorstep or 15 odd minutes away. 


Türkbükü — The St. Tropez of Turkey


Türkbükü and Gölköy are home to the majority of 5-star hotels and therefore a natural hub of glamourous activity. Not as well developed as Yalikavak in terms of infrastructure and shops etc… It’s trump card is the proximity to hotels such as the Mandarin Oriental, Maxx Royal and Maçakizi. It draws a stylish, cosmopolitan crowd and is famous for its legendary beach clubs, crystal-clear water and that electric summer atmosphere. If your group loves to be seen and loves to see others, Türkbükü is your place.


Neighbouring Yalikavak within a 20 minutes or so distance, Türkbükü is definitely a location on the majority of guests travel lists as it houses such high end venues as the famous Scorpios, Spago’s, Casa de Sol within the Maxx Royal hotel, as well as Gigi’s, Hakasan & Roka at the Mandarin Oriental and of course the very institution of Bodrum, The Maçakizi hotel. These are all pilgrimages on most travellers’ journeys to Bodrum. 


Bodrum Town — Culture, History and the Castle


Staying near Bodrum town suits those who want to be in the heart of the touristic action — close to the iconic Bodrum Castle, the Grand Bazaar, the Bodrum marina, and the buzzing nightlife of Bar Street.


Most guests when booking a Villa tend to think that Bodrum old town is all of Bodrum. It is the heart and soul of traditional, local Bodrum. Home to the most touristic spots and an absolute must on any vacation to the Peninsula of Bodrum 


Bodrum centre or old town is also where the majority of Gulets or traditional Turkish sailing boats take off from and return to. It is also the port where ferries leave for Kos in Greece and Datca and other major islands around the coast. Bodrum is the centre of a lot of businesses and a hub for shopping and local restaurants. It is always vibey, even during the off-peak months and has the quintessential charm expected when visiting the peninsula. Authentic and unapologetically rustic. 


Villas around Bodrum centre are convenient for this area and for the airport but a good 45 minutes away from Yalikavak and Türkbükü.


Gümüslük – Traditional Quaint seaside town


A lazy and quaint traditional village town about 20 minutes away from Yalikavak, Gümüslük

is local, scenic and a lot quieter and more authentic than the high-end towns of Yalikavak and Türkbükü. This is the centre for a lot of artists and art-based locals who choose to call this beautiful seaside village their home. 


The local marina is home to some of the best seafood at local prices in the whole of the peninsula and the small stretch of waterfront geography is jam packed with fish restaurants, markets selling handicrafts, jewellery and local fare. This is also a peninsula which gets the sunset and sitting at a seafood restaurant when the sunsets here is always memorable. Our favourite restaurant here is called Melengeç owned by a local called Serif who goes out of his way to provide that magical touch to all of our client's at The Little Black Book Bodrum. 


Having a Villa in Gümüslük is a lot more economical than Yalikavak or Türkbükü. There is a bit of distance to cover but if you’re here for a longer period it makes more economical sense if you are on a lighter budget. 


Ortakent and Bitez – close to Bodrum town and busy all year round!


Luxury Villa’s in this area are popping up a lot more than usual and with a more affordable price tag. 


Only 10 minutes away from the centre of Bodrum town and still on the coast, Bitez and Ortakent have slowly become the underdogs that have stolen the culinary scene in Bodrum. With some of the best restaurants including Michelin recommended Kurul and cool beach clubs like Yula Ortakent, these two neighbouring locations are happening all year round. It is a place where both locals and those who know tend to frequent, off the radar of the high-end visitors but mecca to the locals who visit often.

What to Look for in a Luxury Villa


Once you know the area, the next step is knowing exactly what to look for — and what to look out for.


The Pool and Beach — In Bodrum's peak summer months, the pool and or beach access is non-negotiable. Ask whether the pool is private or shared in a community set up? If they have access to a private beach or the Villa is within proximity to a beach? 


Sea Views vs Garden Setting — Know which matters most to your group before you book. Hillside villas capture panoramic views; garden-level villas offer shade and privacy.


Almost all of the villa’s that we have in our portfolio have a sea view. We believe that if you have travelled all the way to a summer vacation rental in Bodrum then the magic of the sea is imperative! There is something so very healing and calming about being able to see that endless blue sea. 


Bedrooms, Bathrooms and Layout — A villa listed as "sleeps 10" may have very different room configurations. Ask for the full breakdown before committing. Also ask for the owners rules on how many are allowed to sleep in a villa and about extra beds or baby cots if needed. 


Staff and Household Support — The finest villas in the Bodrum Peninsula generally include weekly housekeeping and a house manager on call. Should you need extra cleaning then a cleaning service is available for an extra cost.

Air Conditioning — In July and August temperatures exceed 35°C. Confirm it covers every room, and that it is inverter-style. Also, confirm if the cost for water and electricity is included? Depending on rental periods sometimes this is an extra fee, especially for long term rentals. 


Access to the Sea — Villas with private sea access or a jetty are the crown jewels of the Bodrum market and very hard to find! Clarify this from the outset if it matters to your group. 

 

Questions to Ask Before You Book


These are the questions most people forget to ask — until they are already at the villa.

• What is the payment structure and cancellation policy?

• Are there more villa’s next door that can be rented to accommodate a large family?

• Is air conditioning available in every room, including living areas?

• Is there an extra cost for water and electricity?

• What staff are included — housekeeping, caretaker, chef?

• Can a private chef be arranged, and what does that cost per day?

• What is the minimum stay, particularly during peak season (July–August)?

• Is the villa accessible without a car, or is a vehicle essential?

• What is included in the rental price vs. charged as an extra? (Utilities, cleaning, towels, welcome hamper)

• Is the villa family-friendly — is the pool fenced, are there highchairs available?

• How far is the nearest supermarket, pharmacy and beach?
